The journey to buying a home can be a stressful one. Your future happiness is tied to the outcome, and a lot is riding on the decisions you make at this crossroad.

My ability to represent buyers is one of my key strengths as a Realtor®. I love my job because I get to build lasting relationships with fantastic clients. The relationships I build with my buyers, however, always seem to be the closest. When my clients find that ideal property I just can’t help becoming personally invested in sealing the deal.

Agency Agreement

I ask all my clients to sign my Exclusive Buyers Agreement. I do this because it gives us a solid foundation on which to build a great working relationship, a relationship based on trust and an understanding of each other’s rights and responsibilities as buyer and Realtor®. For example, your Realtor® is obliged to always work in your best interests as a buyer. This is one of the key facets of the agency relationship. Also, it’s important for the buyer to know that the Realtor® they agree to work with is the only Realtor® who can negotiate on their behalf while the agreement is in place.

Negotiating

In order to secure the best possible deal for my buyers, I’ve worked hard to hone my skills as a negotiator. This is a part of my work that I really enjoy. It’s incredibly rewarding to get a great deal and save my clients thousands of dollars. Negotiating effectively means not just knowing the market inside and out, but also having the inter-personal skills to edge the sellers closer to your terms. A lot of Realtors® take the view that in order to negotiate effectively you have to be hard-nosed and direct. In my experience I’ve found the opposite to be true; a heartfelt and sincere gesture can often be the perfect ingredient to bring a deal together.

Due Diligence

Reaching an agreement on price and subjects (those conditions attached to the agreement that must be met) is just the first part of buying a home. It is only at this point do we get an opportunity to inspect the property and, in the case of condos and townhomes, see the strata documents. Sifting through these is part of what is known as my ‘due diligence’; the research I do to make sure that there’s no nasty surprises lurking for my buyers. I treat my due diligence very seriously, because I see it as a benchmark of a Realtor’s professionalism.
